Anreps have made Property Management simple!  We have put together some tips and information on the service that you, the Landlord, will receive from Anreps Rentals:

Presenting your Rental Property

The nicer the presentation, the better quality of tenant you will get. To assist in the leasing and management of your rental property, we have provided some helpful tips to assist you in attracting the right tenant for your property:

  • Gardens should be kept neat and tidy and be easy to maintain.
  • Ensure all outside areas are well maintained to prevent damage.
  • The inside should be spotlessly clean, paying particular attention to the kitchen & appliances and the bathroom areas.
  • Have all appliances checked and in good working order.
  • Make sure all blinds and curtains are clean.
  • Have carpets professionally cleaned.

Advertising

As soon as you have chosen Anreps as your Property Manager we will jump into action. We will advertise your investment property on 3 websites; realestate.com.au, domain.com.au and our own website to attract tenants to view the property.  We will also arrange newspaper advertising if necessary.  We can hold an open inspection or inspection by appointment.

Tenant Selection

Getting the right Tenant for your investment property is very important.  At Anreps, we ask all prospective Tenants to complete an application form which provides us with the following information:

  • Identification (100 points)
  • Proof of Income, such as current Payslip
  • Previous Rental References
  • Details of Employment history

The Application is checked and all references are called to verify that the information given is correct and accurate.   We will then recommend to you the tenant of choice.

Leasing

Once the tenant has been selected, Anreps will then complete a number of reports.  Your investment property is thoroughly inspected inside & out and an ingoing inspection report completed prior to letting people into your property.  In addition, we take a comprehensive of internal and external photographs which are kept on file.   The Tenant is required to check, complete & sign the inspection report and advise us of any discrepancies.   When a tenant concludes their tenancy, a Final Inspection is completed and compared to the ingoing inspection report.  

A formal Lease is prepared and a Bond Lodgement Form.   This is signed by us on your behalf and by the Tenant and the bond is lodged with the Tenancies Branch of the Consumer Affairs Department.

The Bond and first two weeks rent payment is taken at this time, and keys are signed for and released.

Landlord responsibilities are contained in the Residential Tenancies Act. You can download this document from www.ocba.sa.gov.au/tenancies

In brief the Landlord has an obligation to:

  • provide the premises in a clean and reasonable state
  • maintain and repair the premises
  • ensure that the tenant is given reasonable peace, comfort and privacy whilst living in the premises
  • pay council rates and taxes
  • provide and maintain locks to ensure the premises are secure

You also have the right to inspect the property, but appropriate notice must be given to the tenant first. Talk to your Anreps Property Manager in regards to this.  It is important that you keep the property insured, particularly keeping in place appropriate Public Liability Insurance.

Property inspections

Anreps will inspect your investment quarterly.  A full written report will be supplied to you after each inspection and the tenant will be advised of any area that needs attention; ie, the garden needs a tidy up.

Repairs and maintenance

As a part of our on-going service, your Anreps Property Manager will notify you of any issues  they see while conducting the regular quarterly inspection.  Should we receive a request for repairs or maintenance from the tenant, we will arrange a tradesperson to attend if necessary, though your  Anreps Property Manager will check your Management agreement for your instructions; for example

  • Call the owner any requests for the owner to remedy
  • Get verbal approval from the owner to employ a tradesperson
  • Arrange a tradesperson providing the cost does not exceed the limit that you have given us in the Property Management Agreement
  • In the event that no-one can be contacted for instructions, and it is a genuine emergency, we will use our discretion to have the problem dealt with

Monthly Invoices

At the end of each month we will process all the accounts, transfer your rent and send you an invoice showing receipts and payments of that month.  A copy of any payments made on your behalf will also be sent to you for your records.

End of year statements

At the end of each Financial Year, we will provide you with a Statement showing the transactions for the year.  You will need to provide this to your Accountant for preparing your annual Taxation Return.
