Property Management Fees

We’ve kept this simple and easy to understand:

Management fee 

The management fee is for the ongoing management of the property. It covers all quarterly inspections, collection of rent, paying of accounts as authorised and most importantly paying you the balance of the rent.

Our fee 6.6% of rental income

Letting & Lease Preparation Fee – New Tenants Only

One fee covers this and includes internet advertising, opening the property to prospective tenants, tenant screening, reference checking, lease preparation, bond lodgement, conducting the initial inspection and photography of the inside & outside the property.

Our fee 2 weeks rent

Lease Renewal - Existing Tenants

A Lease renewal less work than the inital letting, so we pass on the savings to you.

Our fee ½ weeks rent

Incidentals

Any incidental costs such as key cutting, or print advertising for new tenants are charged at cost price.

Attendance at residential tenancies tribunal 

We will always attempt to resolve issues without having to attend the Residential Tenancies Tribunal, but unfortunately this isn’t always possible.   Therefore a small charge is payable per tribunal hearing.

Making an insurance claim

As I’m sure you would understand, it can become quite involved making a claim on your behalf to your Insurance Company.  If the need arises, we have a small charge to cover our time.
