Tips for Renting a Property

How much rent can you afford to spend on a property each week?  We suggest you that you carefully consider this prior to search for a rental property.  You will also need to pay a bond at the commencement of the lease.  The bond will be either 4 or 6 weeks rent.  The first 2 weeks rent are also payable at this time.

What type of property?

Consider your needs;  why pay rent on a 3rd bedroom if you don’t use it?

Things to consider:

Number of bedrooms

Number of car parks

Amount of living space

Do you require a yard or outdoor living space?

Does the Landlord allow pets?

Proximity to schools, your employment, transport & shopping centres

Making a rental application

After you have inspected a property, to apply for the property you will need to complete an application form and provide the following:

100 point identification check

Your last 3 payslips

Current Landlord details

Previous Landlord details

Employment details

Rent & Bond

As mentioned previously the 1st two weeks rent and bond (either 4 or 6 weeks rent) is payable at the commencement of the lease.  The bond will be lodged & held at the Office of Business and Consumer Affairs Tenancies Branch until the end of your lease.  If the property is damaged or not left at an appropriate standard, an amount to remedy this will be taken from the bond.  Rent may be paid weekly, fortnightly or monthly into our nominated trust account via direct deposit or we can supply you with a deposit book so that rent can be paid at any Bank SA branch.
